Chillin Stays is operated by Salty Dog LLC d/b/a Chillin Stays.

Chillin Stays provides online listing pages and marketing visibility for independently owned vacation rental properties. We are committed to maintaining a website that is respectful, lawful, and free from discriminatory property listing content.

This policy applies to property owners, hosts, property managers, guests, website visitors, and anyone who submits, edits, publishes, or communicates through ChillinStays.com.

1. Equal Access and Non-Discrimination

Chillin Stays does not permit property listings, rental descriptions, guest restrictions, inquiry responses, or other content that unlawfully discriminates against people based on protected characteristics.

Protected characteristics may include, depending on applicable federal, state, and local law:

  1. Race.
  2. Color.
  3. Religion.
  4. National origin.
  5. Sex.
  6. Familial status.
  7. Disability.
  8. Handicapping condition.

Property owners, hosts, and property managers are responsible for complying with all fair housing, civil rights, public accommodation, disability rights, consumer protection, and non-discrimination laws that apply to their property and rental activity.

2. Owner Responsibility

Each property owner, host, or property manager is solely responsible for their own rental decisions, guest communications, house rules, rental agreements, policies, and legal compliance.

Chillin Stays does not act as the property owner, property manager, rental agent, booking agent, broker, or party to any rental agreement.

Owners, hosts, and property managers are responsible for making sure their property listing, guest communications, rental practices, and rental agreements comply with applicable law.

3. Listing Content Rules

Property listings should describe the property, amenities, location, rules, policies, and rental terms in a clear and accurate way.

Property listings should not describe or imply the type of guest who is preferred, excluded, discouraged, or unwelcome based on protected characteristics.

Chillin Stays does not permit listing content that states or implies unlawful preferences, limitations, exclusions, or restrictions.

Examples of content that may create legal or policy concerns include statements such as:

  1. “No children.”
  2. “Adults only,” unless legally permitted and properly supported.
  3. “Perfect for young couples.”
  4. “Ideal for Christian families.”
  5. “Not suitable for elderly guests.”
  6. “No disabled guests.”
  7. “English speakers only.”
  8. “No service animals.”
  9. “Quiet professional adults preferred.”
  10. Any wording that suggests a preference for or against guests based on race, color, religion, national origin, sex, familial status, disability, or another protected characteristic.

This list is not exhaustive. Chillin Stays may reject, edit, suspend, or remove any listing content that may be discriminatory, inappropriate, misleading, unsafe, or inconsistent with this policy.

4. Service Animals and Assistance Animals

Owners, hosts, and property managers are responsible for understanding and complying with laws that may apply to service animals, assistance animals, emotional support animals, and disability-related accommodations.

A general “no pets” rule may not be enough to deny a legally protected service animal or assistance animal where applicable law requires accommodation.

Chillin Stays does not provide legal advice about service animals, assistance animals, or disability accommodations. Owners should consult qualified legal counsel regarding their obligations.

5. Accessibility and Disability-Related Information

Property owners, hosts, and property managers are encouraged to provide accurate information about accessibility features and limitations when relevant.

Accessibility information should be factual and property-specific.

Acceptable examples may include:

  1. “Three steps required to enter the home.”
  2. “Bedroom and full bathroom located on the first floor.”
  3. “No elevator access.”
  4. “Gravel driveway.”
  5. “Doorway widths vary throughout the home.”
  6. “Walk-in shower available.”
  7. “Property has stairs to access the main living area.”

Owners should avoid making assumptions about who can or cannot use the property. Guests should be encouraged to contact the owner, host, or property manager directly with property-specific accessibility questions.

6. House Rules and Safety Rules

Owners may publish reasonable property rules related to safety, occupancy, parking, pets, smoking, noise, events, check-in, check-out, and property care, as long as those rules are lawful and applied in a non-discriminatory manner.

Rules should be based on the property, legal requirements, safety, insurance, HOA rules, local ordinances, or legitimate rental operations.

Rules should not be used to exclude or discourage guests based on protected characteristics.

7. Chillin Stays’ Right to Review and Remove Content

Chillin Stays may review, edit, reject, suspend, hide, or remove any listing, content, account, message, link, or submission that Chillin Stays believes, in its discretion, may violate this policy or applicable law.

Chillin Stays may also remove content that is misleading, inappropriate, offensive, unsafe, unauthorized, brand-damaging, or inconsistent with the purpose of the website.

Chillin Stays is not required to publish any listing or content.

8. Reporting Concerns

Users who believe a listing or communication on Chillin Stays may violate this policy may contact us at:

Please include the property listing name, page URL if available, a description of the concern, and any relevant details.

Chillin Stays may review the concern and take action it considers appropriate. Chillin Stays is not required to investigate, mediate, decide, or resolve disputes between guests and property owners.
