Welcome to Chillin Stays. These Terms of Use (“Terms”) govern your access to and use of ChillinStays.com, including any property listings, pages, forms, content, images, links, features, and services offered through the website.
Chillin Stays is operated by Salty Dog LLC d/b/a Chillin Stays (“Chillin Stays,” “Company,” “we,” “us,” or “our”).
By accessing or using this website, submitting a form, viewing a listing, contacting a property owner, submitting property content, creating an owner account, or otherwise using Chillin Stays, you agree to these Terms.
If you do not agree to these Terms, do not use this website.
1. Chillin Stays’ Role
Chillin Stays provides online listing pages and related marketing visibility for independently owned vacation rental properties.
Chillin Stays does not own, operate, manage, inspect, maintain, rent, control, supervise, or service the properties listed on this website.
Chillin Stays is not a property owner, landlord, property manager, rental agent, real estate broker, booking agent, payment processor, escrow agent, tax collector, insurance provider, legal advisor, guest-screening service, or party to any rental agreement between a guest and a property owner, host, or property manager.
Unless Chillin Stays signs a separate written agreement stating otherwise, Chillin Stays’ role is limited to providing a property listing page and related website services.
2. Property Listings
Property listings on Chillin Stays are provided for general informational and marketing purposes.
Property descriptions, photographs, videos, amenities, rates, availability information, policies, house rules, maps, contact information, and other listing details are provided by the property owner, host, property manager, or authorized representative.
Chillin Stays may review, format, edit, or remove listing content, but Chillin Stays does not independently verify every detail in every listing.
Guests and website users should confirm all important information directly with the property owner, host, or property manager before making a rental decision.
This includes, but is not limited to:
- Availability.
- Rates.
- Taxes and fees.
- Deposits.
- Cancellation terms.
- Refund terms.
- House rules.
- Pet rules.
- Parking rules.
- Occupancy limits.
- Check-in and check-out procedures.
- Safety information.
- Accessibility information.
- Payment instructions.
- Rental agreement terms.
3. No Booking or Payment Services Unless Separately Stated
Chillin Stays does not currently process rental bookings, collect rental payments, collect security deposits, collect taxes, hold funds, issue refunds, or guarantee reservations unless expressly stated in a separate written agreement.
Any rental payment, deposit, refund, cancellation, tax, or booking arrangement is handled directly between the guest and the property owner, host, or property manager.
Users should use care before sending money and should confirm payment instructions directly with the property owner, host, or property manager.
If Chillin Stays later offers payment collection, booking, tax collection, payout, or related services, those services will be governed by separate terms and may require additional agreements, identity verification, payment processor terms, tax documentation, compliance review, and service fees.
4. Rental Agreements Are Between Guests and Owners
Any vacation rental agreement is solely between the guest and the property owner, host, or property manager.
Chillin Stays is not a party to any rental agreement and is not responsible for drafting, reviewing, enforcing, interpreting, mediating, or resolving any rental agreement.
Guests should read and understand the rental agreement provided by the property owner, host, or property manager before booking or making payment.
Property owners, hosts, and property managers are solely responsible for using rental agreements that comply with applicable law.
5. Guest Responsibility
Guests and website users are responsible for evaluating each property, owner, host, property manager, payment request, rental agreement, and rental decision.
Chillin Stays does not guarantee:
- Property availability.
- Property condition.
- Listing accuracy.
- Rental pricing.
- Owner responsiveness.
- Guest experience.
- Safety.
- Cleanliness.
- Accessibility.
- Legal compliance.
- Refunds.
- Booking acceptance.
- The suitability of any property for any specific purpose.
Guests are responsible for asking questions, reviewing rental terms, confirming payment instructions, and deciding whether to rent a listed property.
6. Owner Responsibility
Property owners, hosts, and property managers are solely responsible for:
- The accuracy of listing content.
- The condition and safety of the property.
- Rental rates, fees, taxes, deposits, refunds, and cancellations.
- Guest communication.
- Rental agreements.
- Payment collection.
- Property access.
- Maintenance and repairs.
- Cleaning and turnover.
- Insurance.
- Permits, licenses, registrations, and legal compliance.
- Compliance with homeowners association rules, zoning rules, tax rules, safety rules, and other requirements.
- Any disputes with guests.
Owners are responsible for complying with all federal, state, county, municipal, local, HOA, zoning, tax, safety, insurance, and vacation rental laws that apply to their property.
7. No Screening or Verification
Chillin Stays does not screen guests, property owners, hosts, or property managers.
Chillin Stays does not conduct background checks, credit checks, identity verification, property inspections, permit verification, insurance verification, ownership verification, or legal compliance reviews for every listing.
Property owners are responsible for deciding whether to rent to a guest.
Guests are responsible for deciding whether to rent from a property owner, host, or property manager.
8. User Submissions
Users may submit information through forms, emails, owner accounts, listing submissions, inquiry forms, or other website features.
By submitting content or information to Chillin Stays, you represent that:
- The information is accurate to the best of your knowledge.
- You have the right to submit the information.
- Your submission does not violate any law or third-party rights.
- Your submission does not contain unlawful, misleading, discriminatory, offensive, unsafe, or inappropriate material.
Chillin Stays may review, edit, reject, remove, or decline to publish submitted content at any time.
9. Owner Listing Content
Owners are responsible for all content submitted for use on a property page, including photographs, videos, descriptions, amenities, rates, policies, rules, contact information, and links.
Owners represent that they own or have permission to use all content submitted to Chillin Stays.
Owners grant Chillin Stays a non-exclusive, worldwide, royalty-free license to use, reproduce, display, publish, edit, format, distribute, promote, and market submitted content for the purpose of operating, improving, and promoting Chillin Stays and the listed property.
Owners retain ownership of their original content, subject to the license granted to Chillin Stays.
10. Prohibited Use
You may not use Chillin Stays to:
- Submit false, misleading, deceptive, or incomplete information.
- Violate any law, ordinance, regulation, permit, license, court order, or private restriction.
- Publish discriminatory content or engage in discriminatory rental practices.
- Suggest a preference for or against guests based on protected characteristics.
- Upload or submit content you do not have the right to use.
- Post obscene, sexually explicit, threatening, harassing, abusive, hateful, defamatory, or inappropriate material.
- Misrepresent property condition, ownership, location, access, amenities, availability, pricing, or rental terms.
- Interfere with website operation or security.
- Upload malware, spam, hidden redirects, unauthorized tracking tools, or unauthorized advertising.
- Attempt to access restricted areas of the website.
- Copy, scrape, reproduce, or misuse Chillin Stays content, listings, branding, website structure, or data.
- Damage or attempt to damage Chillin Stays, its users, owners, guests, website, reputation, or business operations.
11. Chillin Stays’ Right to Edit, Reject, or Remove Content
Chillin Stays may review, edit, reject, suspend, hide, or remove any listing, content, account, link, submission, or website material that Chillin Stays believes, in its discretion, is:
- Inaccurate, outdated, or misleading.
- Illegal or potentially illegal.
- Discriminatory or potentially discriminatory.
- Unsafe or potentially unsafe.
- Offensive, inappropriate, threatening, abusive, or defamatory.
- Harmful to Chillin Stays’ brand, reputation, users, owners, guests, or business operations.
- Inconsistent with the purpose or quality standards of Chillin Stays.
- Based on content the submitting user does not have the right to use.
- Connected to a property the owner is not authorized to advertise or rent.
- Otherwise inappropriate for publication.
Chillin Stays may remove content without prior notice when Chillin Stays believes immediate action is appropriate.
12. Intellectual Property
The Chillin Stays name, logo, website design, page layouts, templates, graphics, icons, written materials, platform structure, code, and other website materials are owned by or licensed to Chillin Stays, unless otherwise stated.
You may not copy, reproduce, modify, distribute, sell, lease, display, publish, reverse engineer, or create derivative works from Chillin Stays materials without written permission.
Property owners retain ownership of their original submitted content, subject to the license granted to Chillin Stays.
13. Third-Party Links and Services
Chillin Stays may include links to third-party websites, calendars, payment tools, booking pages, maps, social media pages, owner websites, or other services.
Chillin Stays does not control and is not responsible for third-party websites, services, terms, privacy practices, policies, prices, availability, fees, representations, or actions.
If you use a third-party website or service, you do so at your own risk and subject to that third party’s terms.
14. Privacy
Use of Chillin Stays is also governed by our Privacy Policy.
Chillin Stays may use website forms, Google Search Console, Google Analytics, email tools, customer relationship management tools, hosting tools, security tools, and related technology to operate, evaluate, improve, secure, and market the website.
Users should not submit sensitive personal information through the website unless specifically requested and appropriate for the purpose of the communication.
15. No Legal, Tax, Insurance, or Real Estate Advice
Chillin Stays does not provide legal, tax, insurance, real estate, property management, financial, or compliance advice.

Owners, guests, and users should consult qualified professionals regarding legal, tax, insurance, property management, rental agreement, and compliance questions.
16. Website Availability
Chillin Stays may update, modify, suspend, interrupt, or discontinue any part of the website at any time.
Chillin Stays does not guarantee that the website will be uninterrupted, error-free, secure, or available at all times.
Chillin Stays is not responsible for technical problems, outages, hosting issues, third-party service interruptions, software errors, plugin issues, security incidents, or other disruptions beyond its reasonable control.
17. Disclaimer of Warranties
The website, listings, content, and services are provided on an “as is” and “as available” basis.
To the maximum extent permitted by law, Chillin Stays disclaims all warranties, express or implied, including warranties of accuracy, reliability, availability, merchantability, fitness for a particular purpose, non-infringement, safety, legality, and suitability.

- Listings will be accurate or current.
- Properties will be available, safe, clean, legal, or suitable.
- Owners or guests will act properly.
- Any listing will result in inquiries, bookings, revenue, rankings, traffic, or business results.
- Third-party services will function without issue.
18. Limitation of Liability
To the maximum extent permitted by law, Chillin Stays is not responsible for:
- Property damage.
- Personal injury or death.
- Theft or loss.
- Unsafe conditions.
- Inaccurate listing information.
- Unavailable properties.
- Canceled reservations.
- Guest misconduct.
- Owner misconduct.
- Payment disputes.
- Deposit disputes.
- Refund disputes.
- Chargebacks.
- Tax issues.
- Permit, license, zoning, HOA, or insurance issues.
- Rental agreement disputes.
- Website interruptions.
- Third-party service issues.
- Any other issue arising from the rental, use, condition, management, operation, ownership, advertising, or occupancy of a listed property.
To the maximum extent permitted by law, Chillin Stays will not be liable for indirect, incidental, special, consequential, punitive, or lost-profit damages.
To the maximum extent permitted by law, Chillin Stays’ total liability for any claim related to the website or these Terms will not exceed one hundred dollars ($100), unless a separate written agreement provides a different limit.
19. Indemnification
You agree to defend, indemnify, and hold harmless Salty Dog LLC d/b/a Chillin Stays, its owners, members, managers, employees, contractors, agents, affiliates, successors, and assigns from and against any claims, damages, losses, liabilities, costs, penalties, fines, expenses, and attorney’s fees arising out of or related to:
- Your use of the website.
- Your submitted content.
- Your property listing.
- Your rental activity.
- Your communication with guests, owners, hosts, or property managers.
- Your violation of these Terms.
- Your violation of any law, ordinance, regulation, permit, license, tax requirement, HOA rule, zoning rule, insurance requirement, or other obligation.
- Your unauthorized use of photographs, videos, text, logos, trademarks, maps, floor plans, or other content.
- Your discriminatory, misleading, illegal, unsafe, or inappropriate content or conduct.
- Any dispute between a guest and a property owner, host, or property manager.
20. Disputes Between Guests and Owners
Any dispute between a guest and a property owner, host, or property manager is solely between those parties.
Chillin Stays is not required to investigate, mediate, decide, pay, reimburse, or resolve disputes involving rental payments, deposits, cancellations, refunds, damages, injuries, property condition, guest conduct, owner conduct, check-in issues, rule violations, or other rental-related matters.
Guests and owners should address disputes according to their own rental agreement and applicable law.
21. Disputes With Chillin Stays
If a dispute arises between you and Chillin Stays, the parties agree to first make a good-faith effort to resolve the dispute informally.
If the dispute cannot be resolved informally, the parties agree to attempt non-binding mediation before filing a lawsuit, unless immediate legal action is reasonably necessary to protect intellectual property, confidential information, payment rights, website operations, or to seek emergency injunctive relief.
Unless otherwise required by law, mediation may be conducted remotely or in Guilford County, North Carolina.
If mediation does not resolve the dispute, the parties agree that any lawsuit shall be filed in the state or federal courts serving Guilford County, North Carolina, unless another venue is required by law.
22. Governing Law
These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law rules, unless another state’s law is required to apply.
23. Changes to These Terms
Chillin Stays may update these Terms from time to time.
If we make material changes, we may provide notice by updating the “Last Updated” date, posting a website notice, sending an email, or using another reasonable method.
Your continued use of the website after updated Terms are posted means you accept the updated Terms.
24. Separate Agreements
Certain services may be governed by separate written agreements, including the Owner Listing Agreement, invoices, proposals, order forms, payment terms, or future booking/payment service terms.
If these Terms conflict with a separate written agreement signed by Chillin Stays, the separate written agreement controls only for the specific service or issue covered by that agreement.
25. Severability
If any part of these Terms is found to be invalid or unenforceable, the remaining parts will remain in effect.
26. No Waiver
Chillin Stays’ failure to enforce any part of these Terms does not waive Chillin Stays’ right to enforce that part later.
